FERNBANK
BRUICHLADDICH
ISLE OF ISLAY
Fernbank is a small traditional mid-terraced house in the centre of the Village of Bruichladdich, nestled between two larger properties. The property is conveniently located 2 doors down from the Mini-Market. It enjoys a direct outlook over Loch Indaal to Bowmore and Laggan Point. The house requires some upgrading, but is nevertheless appealing and presents nicely, with whitewashed walls.
The original house includes a hallway and public room on the ground floor, together with two bedrooms on the upper floor. A rear extension, of lean-to construction, was added many years ago and takes in the kitchen, shower-room and sun room.
Windows are double glazed. Electric storage heaters within the ground floor and convector heaters upstairs are included, without warranty.

GARDEN/EXTERNAL
The small front garden is screened from the public road, and has a pedestrian entry gate and solid stone boundary walls. A concreted pathway leads to the front door, with the remaining garden principally in grass. On street parking is available on the seaward side of the public road.
To the rear of the house there is a substantial concreted hard-standing area. There are two large and extremely useful stone sheds, needing some attention, but with power, light and water connected. Shed dimensions are approximately (1) 2.4 metres x 2.8 metres; and (2) 3.1 metres x 6.9 metres.
The title includes pedestrian and vehicular access to the back of the property over the rear of the neighbouring house Ceol na Mara immediately to the north. On the south side there is an informal pedestrian access from the Conisby Road over Shore House to the rear of the property.
The extent and location of Fernbank is indicated yellow on the appended plan.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
