Set in the Conservation Area, this great size apartment with own private front door is arranged over the top two floors of this attractive period building and new owners will benefit from the recently completed, extensive external program of works and redecoration.

This location always proves popular with commuters as there is a good choice of stations whilst the foodie will love the nearby award winning Brockley Farmers Market.

What The Sellers Say -

"20B St Johns Vale has been a very happy home for us. Behind the bright blue door you will find a well-proportioned Victorian maisonette with split level layout that makes it feel spacious and bright. The ground floor has many of the original features, including plaster cornicing, elegant skirting boards and original floorboards throughout the entrance hall and sitting room. In the sitting room, the gas fireplace works beautifully and is very cosy in winter, and the combi boiler in the kitchen was new in 2020 and powers both the central heating and the hot water.

The main bedroom is particularly great because, uniquely on St John's Vale, it is not overlooked by a house opposite and the view out over trees and the back gardens makes it feel private and peaceful. The second bedroom gets the morning sun and is lovely and light. The smaller third bedroom is well-positioned within the home; for many years we used it as an office or guest room but when our baby arrived this became the nursery. There is plenty of attic space for storage and a useful cupboard under the stairs.

The St John's Conservation Area is a wonderful, diverse community with plenty of green space. At the bottom of St John's Vale 1min walk away is Brookmill Park, which we have used like our back garden. There is a fountain, a river and a children's playground with benches and shady grassy spots to enjoy. In the other direction, 10 mins stroll up the hill is the beautiful Hilly Fields. We have spent countless afternoons there and it's a perfect place to jog or meet friends. On Saturdays in particular, we would pick up a picnic from the fantastic Brockley food market and take it up to Hilly Fields to enjoy. The cafe at the top puts on lots of community events. It's a great place to see in the New Year as you can see over 30 firework displays, and the mid-summer solstice gathering is legendary!

The Brookmill Pub at the bottom of St John's Vale and The Talbot Pub at the top of St John's Vale are both great locals, offering everything from quiz nights, poetry nights and open mic nights to baby yoga and sporting events screenings. Watch out for the famous 'Brookmill burger' as it's dangerously addictive.

Lewisham Way has everything you would need within a short walk including supermarkets, 24 hour shops, dry cleaners, hairdresser and barber, pharmacy and the brilliant Glassmill swimming pool/gym/spa. The St John's Conservation Area is uniquely well-positioned between Brockley, Deptford, Lewisham, New Cross, Greenwich, Blackheath and Peckham - all are walking distance and all offer a wide range of different facilities and experiences."

Following great success in neighbouring areas it made sense opening an office in Brockley. We advertise our properties across all of our offices and this will really benefit any vendor or landlord in the Brockley area. Having an office literally a 'stones throw' from Brockley Overground train station will really attract commuters.

Broadband availability and predicted speed: obtained from Ofcom on January 24, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 9, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on December 9, 2013 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information
