The Property
The Dovehouse is a delightful and individual stone property, set within beautiful gardens of 0.87 acres, and was formerly part of the Cotterstock Hall Estate.

The original, two storey part of this fine dwelling was the dovecote to the Hall, and there are still pigeon-holes evident today. In recent years, the property has been improved, updated and extended, to create a stylish and comfortable home with versatile accommodation, allowing ground floor living if desired. The property has modern services and oil-fired central heating. Full fibre ultrafast broadband is laid on to the house.

The wide, panelled front door opens to the hall, which has French windows affording a view of the garden beyond. The living room is adjacent, and has space for seating and formal dining, with the hand-crafted stone fireplace creating a focal point. Double doors open to the elegant garden room by Vale, which has an oak floor and automatic blinds to the windows. Two sets of French windows open to the terrace, which spans the back of the house.

The kitchen is fitted with a range of units with work surfaces and sink. A pair of electric ovens and a hob provide cooking facilities. There is ample space for daily dining. A stable door opens to the side drive and a further door leads to the sizeable utility room. This offers plenty of space for appliances. The back hall is beyond and has cloakroom to one side and a stable door to the garden.

On the ground floor, beyond the reception hall, there is an inner hall with access to two bedrooms and a shower room /WC. The main bedroom has fitted wardrobes, and views over the garden.

Stairs rise from the kitchen to a landing, which in turn leads to a double bedroom and a bathroom, giving the option to serve as the principal suite if desired.

The Dovehouse sits beautifully within its grounds. The lengthy drive leads to a parking area for guests within a walled courtyard, in front of the main door. The drive continues to the side of the house for easy access to the kitchen door with shopping. The ‘dog house‘ is a useful and attractive, traditional store within the front garden.

Expertly designed, landscaped and planted, the gardens are a true delight. There are rooms within the grounds, linked by meandering paths and surrounded by beautifully stocked beds. An avenue of Cyprus trees leads from the Garden Room terrace. There are a couple of small ponds. The traditional greenhouse has power and water laid on.

Location
Cotterstock is an attractive village built above the banks of the River Nene, and is surrounded by gently rolling countryside, accessible via footpaths and bridleways. The Nene Way provides access to the historic town of Oundle, which lies about 2 miles away, and offers a range of family run shops, businesses, and restaurants, set around the Georgian Market Place. There is an excellent choice of schooling locally. Peterborough is about 12 miles away and offers extensive shopping and leisure facilities, as well as main line rail travel, with journey times to London’s King’s Cross, from 48 minutes.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
