Property description

Unique 17th century B&B with 11 bedrooms

The Coach House is located on the edge of Crookham, a tranquil rural village in North Northumberland. It is 4 miles South East from the highly regarded North Northumbrian village of Cornhill-on-Tweed, 9 miles North of Wooler, known as ‘the gateway to Cheviots’. The nearest major towns are Berwick upon Tweed to the North East (13 miles) and Alnwick to the South (28 miles). Berwick is located on the East Coast mainline allowing you to be at Edinburgh Waverley in 40 minutes and London in 3 hrs 40.
The Coach House is ideally situated between the Cheviot Hills and Northumberland National Park to the West and the iconic castles, Holy Island and Farne Islands of the Northumberland Coast AONB to the East. The Coach House allows easy access to these beauty spots making the property great for those who lead an outdoor lifestyle. The Coach House is well located to benefit from the growing tourism sector in Northumberland, in close proximity to many regionally significant attractions.
The area has a number of easily accessible rural schools including Hugh Joicey C of E First School, Glendale Community Middle School and Longridge Towers School.

The Grade II listed Coach House is effectively three properties run as a B&B. Currently, 1 & 2 Pallinsburn are used as the living quarters for the tenants occupying the Guesthouse. The roadside cottage is made up of a country kitchen, three bright bedrooms and an easily accessible roadside garage. Listed building consent and planning permission were granted by Northumberland County Council to extend the kitchen into the garage in April 2018 (reference 18/00072/ LBC). At publication of these particulars, no lawful commencement of development had occurred. The Dower House is currently the heart of the B&B business.

Behind the elegant bay windows and front door there are two large reception rooms (currently used as dining rooms), a large office located in the link room between 1 & 2 Pallinsburn and the Dower House, commercial kitchen and ample storage space. Upstairs, there are four bedrooms currently utilised with the B&B. Beyond the Coach House, there is a traditional red brick courtyard, with an extremely attractive Siberian Birch tree in the centre. Around the courtyard, there are 7 en-suite bedrooms (three of which are disabled rooms), a sitting area, dining room and additional storage space.

Externally, there is a car park, aforementioned courtyard, gardens, two paddocks an un-used space that could easily be converted into a kitchen garden. There is extensive graveled parking to the front of the Coach House accessed through low slung gates from the A697. To the back of 1 & 2 Pallinsburn there is a terrace and spacious lawn overlooking neighbouring woodland and paddocks.

Adjacent to this and connected with a gate, is a West facing terrace with climbing fruit trees and views over an orchard. The orchard comprises of a handful of apple and damson trees and is currently used for grazing sheep but could easily be converted to extend the garden. To the West of the garden is the Pallin’s Burn. To the South of the Courtyard, there is a larger paddock again used to graze the sheep. This field has two small storage sheds located in it. Over the road is a walled, currently uncultivated strip of land that could easily be converted into a kitchen garden.
