Access: - The site is to be accessed directly off the A52 via a new access which has not yet been created. Full planning permission for the new access was granted on 17 March 2020 and development of this access must be begun no later than three years from this determination. Currently there is no boundary fence demarcating this access, however, this fence is to be erected at the expense of the Purchaser within 6 months of completion. For the new access, the vendors have allocated a width of six metres, as shown on the overleaf plan, and they shall allow the purchasers to use the existing access for up to 6 months from completion.

Boundaries: - The curtilage of the yard and buildings extend to approximately 0.35 of an acre, as shown edged red on the attached plan. the successful purchaser will be deemed to have full knowledge of all boundaries and neither the vendor nor their agents will be responsible for finding the boundaries for the ownership thereof.
