Situation and Description
Formerly a working farm, Wennetune House is now a private dwelling and is one of a cluster of individual properties which form part of this small, scattered village in north-west Herefordshire. Local services are available at the nearby village of Almeley, which has a community shop and public house as well as an excellent primary school, church and village hall. More extensive facilities are available at the larger village of Weobley, the market towns of Kington and Leominster and at Hereford itself.

The current house has a very comfortable feel and retains a great deal of character with some flagstone floors, exposed timbers, inglenook fireplace, to name but a few. The property benefits from being light and spacious, with the added advantage of double glazing throughout, oil fired central heating and a large and practical kitchen/ breakfast room. Close to the house are two former farm buildings which currently provide excellent storage space but could easily be used to create additional accommodation or office space subject to approval. The gardens are an attractive feature, and a good size, and include an area for vegetables. The paddock is ideal for equestrian use, with a timber stable block.

On arrival a shared drive leads to a large private parking and turning area with a path leading to the front door. From here a reception hall gives access to a welcoming sitting room with a lovely period fireplace with fitted wood burner, large double doors overlooking the garden, wall lights and access to an inner hall.

With plenty of light throughout it creates an excellent space with plenty of fitted cupboards and appliances including a Kenwood range style electric cooker. At one end a living area is ideal for comfy sofas or could be used to enlarge the kitchen if needed. A small cloakroom doubles as a utility.

On the first floor, a large landing gives access to four double bedrooms, all with their own character. The master bedroom is very comfortable with a good range of fitted wardrobes and cupboards, and its own en suite bathroom with both a deep fill bath and a separate shower. The remaining bedrooms are supported by a family bathroom.

Outside, a rear courtyard gives access to two former farm buildings, both are two storey and offer huge potential for a variety of uses subject to any necessary approval. One is currently a workshop and garden store with doors to both the front and rear. Much of this building has been rebuilt and the first floor has a vaulted ceiling and creates a good playroom or further dry storage with an external staircase. The second building again provides useful storage and, we understand, had previous approval for residential accommodation as a two bedroom cottage, although this has now lapsed.

The gardens surround the house with lawns wrapping around from the front enclosed by laurel hedging which provides privacy. There are decking areas to the front and rear and a number of herbaceous borders as well as a large lawned area to the side of the buildings with a greenhouse, hardstanding and separate access from the shared drive. The gardens overall are well enclosed on all sides which make them ideal for pets. On the other side of the access lane a gate leads to the land which offers another dimension to Wennetune House. Extending to just over 2 acres the land is level and divided into two enclosures, the smaller one is currently used for keeping poultry and the larger one for equestrian use with a useful stable block. Power and water are supplied to the stables.

Directions
From Hereford head in a westerly direction on the A438 signposted to Brecon. After approximately 2 miles and just after passing Hereford Garden Centre, turn right onto the A480 signposted to Stretton Sugwas, Credenhill and Weobley. Continue on this road for approximately 8 miles passing through Credenhill and Norton Canon. At the next staggered crossroads proceed straight across for Lyonshall and Kington and continue into the village of Woonton. The entrance to Wennetune House will be found on the right-hand side opposite the turning for Almeley.
