Exchanging contracts

Once you have paid your reservation fee and the property you want to purchase has been guaranteed to you, the next stage of the process is exchanging contracts, which must be done so within 28 days. On-exchange you will also need to pay your 10% deposit, It will be an unconditional exchange with an approximate completion date


Completion will be after the property and access is completely finished, NHBC will need to confirm that the property is safe to live in, also your home will need to meet the correct building regulations, the utility companies are then allowed to connect the property to the grid. Once this has been done completion can happen. Because the house construction process and timescales can be unpredictable, developers are likely to only give you a rough estimate of when your property will be finished. From agreeing to purchase the property to the point of completion can be a period of months, the developers are likely to only give you 2-4 weeks’ notice before the completion date. This means that you must have everything in order to be able to react quickly to their notice and your mortgage must be in place for this moment.
