DESCRIPTION
The farm lies to the north of the popular Downland hamlet of West Burton with a metal gated vehicular entrance from a country lane which leads to the farm buildings which require improvement. They comprise:
A concrete framed barn 26.9m x 8.7m (88.4ft x 28.6ft) divided into a former stockyard, dairy and parlour.
Monopitched block built former livestock building, 28.96m x 9.27m (95ft x 30.5ft).
Concrete block and concrete framed three bay Atcost barn, 20m x 13.5m (65.7ft x 44.4ft).
Three grain silos.
The buildings are in an elevated position from which there are panoramic views from the north east to the south east of the Arun Valley to the South Downs.
The land forms a compact block currently divided into two rough pasture fields. It enjoys a south easterly aspect and the soil is predominantly Upper Greensand and may be suitable for establishing a vineyard.
In all the land extends to approximately 21.25 acres (8.60 ha)
There is a secondary entrance track to the south, which is also a public footpath linking to a further footpath crossing the land.
SITUATION
The farm is situated in an exceptional rural location on the edge of the sought after hamlet of West Burton, which is one of a number of picturesque rural hamlets running along the north side of the South Downs. West Burton itself lies about 1 mile west of the A29, which provides access to the A27 and Chichester to the south, and Pulborough and London to the north.
Lying within the South Downs National Park, there are numerous public footpaths and bridlepaths for walking and riding in the locality, including the South Downs Way.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
