Property description & features
- Tenure: Freehold
A beautiful woodland of some 1.2acres lying on the western periphery of the stunning Perthshire conservation village of Comrie. The dominating species are a mixture of oak, birch and beech, some of which are of great stature, along with evidence of old oak coppice. This variety of species is a great example of ecological diversity that will draw in and support a wide number of woodland stalwarts such as red squirrel, deer and all manner of birdlife.
These woods will provide delights for young & old, as well as a perfect amenity woodland with careful management, the woods produce high quality hardwood firewood renowned for providing a hotter and longer lasting heat.
The opportunity to buy an area of woodland within easy walking distance of a sought after Scottish village is a rare indeed & we expect a high level of interest. The sale is freehold and there is no covenant attached to the sale of this wood.
Location
Within walking distance of the centre of the village, the woods are extremely accessible. Comrie itself is a beautiful and lively village nestling on the banks of the River Earn, some 7mls west of Crieff and only 25mls from the cities of Perth and Stirling. There are a number of independent shops along with two hotels, restaurants, medical centre and dentist. There is Primary schooling within the village with both private and public education available within Crieff. The area is a haven for outdoor enthusiasts, with many woodland and hill walks, renowned mountain-biking at ’Comrie Croft’ and water sport at Loch Earn (6miles).
Viewing
The wood has open access. Coming into Comrie on the A85 from Crieff, passing the White Church on the left, and following the road as it corners onto Dundas Street. On immediately passing the Deils Cauldron restaurant, take a right on to Monument Road and the entrance to the wood is about 400m on the left, through the larger Bridge of Ross Woodland. Please take care when viewing as woodland can contain unexpected hazards. Common sense and caution should be exercised, such as wearing appropriate footwear and avoid visiting during periods of high winds.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
