Property description & features

  • Tenure: Freehold
A one-of-a-kind Gatehouse with an open-plan vaulted reception, two bedrooms and private garden, discretely tucked away behind an industrial doorway, providing a peaceful oasis in which to live and work.

Featured in Marie Claire & the Sunday Times Style Magazine, this converted print works is situated between Clapham Old Town and Brixton.

Richard and Caroline originally developed this property on the site of 19thC printworks that had begun life as a Georgian stable block. Over the years, houses were built on the surrounding roads and it became an island surrounded by gardens, insulated from the hustle and bustle of Clapham.

"It's very unusual to find the space to create a detached house in the heart of London, so we decided to take on a huge project to create a unique home here." says Caroline. The Gatehouse was the first stage of their project, and keen to preserve its history, the couple incorporated existing walls and industrial windows and used the old handmade bricks for garden paving.

The double height living area and glazed façade make the most of its south facing position, so the space is flooded with light all day. "As the climate changes, having a house designed to keep cool in summer using natural ventilation will be increasingly desirable, and should be a priority for architects." Richard decided to specify large loft style windows, bifold doors and an atrium between the bathroom and double bedroom to allow light and fresh air to circulate in every room.

This truly is a home with year-round character.

In winter, settle down in front of the bio-ethanol fire, turn up the underfloor heating and it's impressively cosy. Come summer, throw open the folding rear doors and the whole place becomes a thoroughly sociable space for relaxing or entertaining.

The mezzanine level provides a view over adjoining gardens and works brilliantly as a home office. It has an atmosphere conducive to creativity and over the years a couple of screenwriters have tapped away up here, and the composer of the Royal Opera House's 'Alice in Wonderland' wrote the score for the ballet while staying at The Gatehouse.

Parking: The property has Residents Parking Permits available on-line, with bays all along Acre Lane and its side streets, with the added advantage of unloading directly outside the front door to the Printworks on Bedford Road.

"One of the best things about living at The Gatehouse is that it's so easy to travel around London. You're a short walk away from Clapham North for the Northern Line and Brixton for the Victoria line. There's also a station in Clapham High Street that can take you all around the capital on the more comfortable Overland system. Clapham Junction has a direct rail link to Gatwick Airport and London City Airport is in easy reach by tube & DLR".

The 137 bus goes from almost outside the house and it travels through Clapham/Battersea/ across the Thames/through Chelsea/Knightsbridge/Hyde Park Corner/to Marble Arch & Oxford Street.

Locally, you're close to the High Street and Clapham Old Town with its Saturday Farmers Market and the wide-open spaces of Clapham Common and Brockwell Park for dog walks and work outs. There are also plenty of great restaurants, pubs and bars within walking distance, so you don't need to go far to find delicious food and nightlife!
