Property description & features

  • Tenure: Freehold

The Location

Bracken Lane runs from Rock Road through to Hampers Lane and is one of the popular "rhododendron lanes" situated about a mile north east of the village. The property is amongst individual homes of differing age and style, the area enjoying pleasant semi-wooded surroundings.

Storrington is a thriving West Sussex village set against the stunning backdrop of the South Downs National Park. Handy for day-to-day shopping, it contains traditional shops, banks, coffee shops and restaurants/takeaways. Community amenities include the Post Office and Library. A Waitrose store (John Lewis collection point) and Costa is in Old Mill Square. Nearby walks include Sandgate Woods and The Warren (National Trust). Leisure pursuits include gliding at Parham Airfield, mountain bike trails, tennis & squash clubs as well as golf (The West Sussex). Chanctonbury Leisure Centre is accessible and schools include Steyning Grammar and Thakeham First School (formerly Rydon) within walking distance. (Ofsted Outstanding ratings). Private schools include Dorset House and Windlesham House School,

Glorious Goodwood hosts horse racing as well as the Festival of Speed & Revival motorsport events and there is sailing from Chichester & Littlehampton harbours. Chichester, Guildford, Horsham, & Brighton all feature the big High Street shopping names as well as providing theatre, cultural and entertainment events.

Top High Street shopping names will be found in the larger centres of Horsham (about 8 miles to the north), Brighton and Chichester. All host theatre productions, plus a variety of cultural events and exhibitions when social distancing allows.

The Property

Originating probably from the 1960’s, Carrick Cottage stands up and back from Bracken Lane in sloping, south-facing gardens. Now mostly hidden by evergreens and banks of rhododendrons, the house is approached along a winding uphill drive and was sited high on its plot to enjoy views to the South Downs in the distance. The accommodation has been enlarged in earlier years, the present layout providing up to four bedrooms, with two large double rooms and a small bathroom in the former roof space.

On the ground floor, two further rooms could serve as bedrooms or living rooms, depending on a buyer’s needs.

Carrick Cottage is now in need of updating and modernisation - a “project home” offering a buyer the opportunity to create their own “Grand Design”.

We can see new owners re-arranging the ground floor space to create a bigger kitchen, possibly enlarging still further to increase or redesign the living space (subject to consents). Many homes in the area have been changed and refurbished; with several striking examples where owners have created outstanding traditional or contemporary homes. The gardens are “tiered”, with natural screening to all four boundaries, the south-facing front levels containing some fine trees and banks of rhododendrons and azaleas that create a blaze of colour in Spring.

Careful thinning of overgrown trees and foliage would release more of the panoramic view to the Downs.

There is a gas (propane) heating system (radiators) and double glazing, although no doubt these would be upgraded during refurbishment.

The sloping drive is quite steep and many people would consider diverting this into the lower lane-level area, where there is space for a barn-type garage or carport, subject to regulations.

Please note that our instructions are only to arrange viewings with buyers who are “proceedable”, with either no dependent property sale, or a closed-chain sale that is proceeding.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
