Description
South Craig Farm is a productive livestock farm extending to 428 acres (173 hectares).

The farm has an attractive traditional 4-bedroom stone-built farmhouse with a small private garden and a 2-bedroom cottage. The land at South Craig is split into two blocks by a minor public road (Craigs Road) running between the A713 and the village of Drongan. It is classified as grades 4 and 5 by the James Hutton Institute, and lies between 150 metres and 245 metres above sea level.

It consists of productive in-bye silage ground, rough grazing, hill ground and woodland and can be summarised as follows:

The majority of the land has access to water via either a private supply or by natural sources. There is an option for the purchaser to invest in connecting to the mains supply, which runs along the roadside.

The fields are suited to modern farming techniques and are fenced for livestock. They are accessed either from the road or from internal gates between fields.

The agricultural land is classified for Basic Payment Scheme purposes and comprises Region 1 and 2 land.

Farming System
Until recently South Craig Farm ran a flock of 360 breeding ewes, selling stores and fat lambs each year.

Previously the farm ran a herd of cattle, which has since been sold. Instead, South Craig Farm provides wintering on a bed and breakfast basis for local livestock farmers.

In addition to the sheep flock and cattle wintering, part of the traditional buildings at South Craig Farm are utilised for DIY livery in conjunction with paddock grazing.

All silage required is produced on the farm in a single cut.

The farm receives income through the Basic Payment Scheme (BPS) and Less Favoured Area Support Scheme (LFASS).

LOT 1: SOUTH CRAIG FARM (About 16.35 acres)

South Craig Farmhouse: The farmhouse is a traditional white-washed stone, 4-bedroom property under a pitched slate roof. The south-facing property benefits from attractive views over open countryside.

The spacious family accommodation is split over two floors and comprises:

Ground Floor
Family farmhouse kitchen featuring an Aga, dining room, WC, sitting room, utility room, office, study, and WC/shower room.

First Floor

1. Traditional Steading
The traditional range is of stone and brick construction with a variety of roof coverings including slate and box profile sheeting with concrete floors. Part of the steading adjoins the farmhouse. The steading is used as general storage, workshops, livestock accommodation and a DIY livery, which yields an income of circa £8,400 per annum.

2. Cattle Court (22m x 32m)
The cattle court is of steel portal frame construction with concrete block walls, Yorkshire boarding, fibre cement roof, concrete slatted floor and central feed pass. Dividing walls offer flexibility to house different groups of cattle and up to 220 head of cattle. The court is used to house cattle over the winter months on a bed and breakfast basis.

3. Dutch Barn (6m x 25m)
A 5-bay steel portal frame Dutch barn clad in corrugated metal sheeting with earth floor, open on the eastern side. The barn provides useful storage for hay and straw and is used during lambing time.

4. Silage Pit (20m x 35m)
An earth walled silage pit with earth floor. The pit stores all silage required for over wintering cattle and sheep, with a capacity of approximately 840 tonnes.

In addition, there is a traditional sheep handling system and pens located between the cattle court, silage pit and Dutch barn.

Land
The land extends to 16.35 acres (6.62 hectares) and is situated to the north and south of the farm steading running down to the public road.

The land is graded by the James Hutton Institute as Grade 4(1) and is currently in pasture. It rises from approximately 175 metres to 205 metres above sea level. Water is available from a private supply or from natural sources.

LOT 2: SOUTH CRAIG COTTAGE (About 10.75 acres)

South Craig Cottage: The cottage is situated in a private and secluded position to the west of the farmhouse at the end of the tarmacadam farm road. The cottage benefits from an attractive outlook over farmland and woodland.

The 2-bedroom property is of stone and slate construction which has been harled and white washed externally.

The accommodation is laid out across a single storey and has been modernised in recent years to comprise a dining kitchen, living room, conservatory, 2 double bedrooms and a bathroom.

LOT 3 – LAND AT SOUTH CRAIG (About 171.35 acres)

Land and Forestry: This block of land is situated to the west of the farmhouse, steading and cottage. It comprises 17 enclosures of mainly grassland and woodland shelterbelts and extends to approximately 171.35 acres (69.34 hectares).

According to the James Hutton Institute, the land is classed as Grade 4(1) and Grade 4(2), sitting at around 150 metres to 240 metres above sea level and has access to a natural spring water supply.

LOT 4 – SOUTH CRAIG HILL (About 136.05 acres)

Land: The hill ground at South Craig extends to approximately 136.05 acres (55.06 hectares) and is situated to the northeast of Lot 3 with direct access from the public road that runs along its south-eastern boundary.

The land is graded by the James Hutton Institute as Grade 5(3), mainly suited to improved grassland for agricultural purposes, and F4 for forestry meaning that there is moderate flexibility for the growth and management of tree crops. It rises from approximately 175 metres to 245 metres above sea level.

The hill is currently utilised for grazing but has the potential for afforestation subject to the necessary consents.

A third party owns the mineral rights across the farm and there is an option agreement in place over this lot for the extraction of minerals.

If planning permission for a quarry is granted, rent will be paid to the purchaser of South Craig Farm, as well as royalty payments, correlating with the number of tonnes extracted per year.

LOT 5 – SOUTH CRAIG WOODLAND (About 93.39 acres)

Forestry: A block of commercial forestry extending to 93.39 acres (37.79 hectares).

The vendors planted this area of hill approximately 11 years ago. The commercial crop includes Sitka Spruce and Larch. The plantation has direct access from the minor public road.

Situation
South Craig Farm enjoys an elevated south-facing position, below the Craigs of Kyle, overlooking open countryside and woodland towards Broom Hill.

The farm is accessed from its own tarmacadam road leading from Craigs Road, which provides good access to the small village of Drongan to the east and the A713 to the west. Beyond the village of Hollybush, there is access to the A77, which is the main road running between Glasgow and Stranraer and provides a good link to the wider national road network.

Situated 8 miles west of South Craig is the popular coastal town of Ayr. The town is the administrative centre of South Ayrshire Council and the historic county town of Ayrshire, the largest in the region. Ayr provides a wide range of amenities including supermarkets, restaurants, post office, and a variety of professional services. It also has a number of sports and leisure facilities. Ayrshire is renowned for its many golf courses including the world famous course at Turnberry, Royal Troon and Prestwick courses.

Ayr racecourse holds the Scottish Grand National, a spectacle for any horseracing enthusiast. The coastal area is well known for the quality of its sailing and, as a result, there are yachting marinas at Troon, Ardrossan and Largs.

The closest primary schools are located in Coylton or Ayr and secondary schooling is provided at Ayr Academy or Queen Margaret Academy in Ayr. Private schooling is available at Wellington School, the only private school in Ayrshire. Further education is available at West of Scotland University campus and Ayr College.

The largest city in Scotland, Glasgow, is just under an hour’s drive north of South Craig Farm. It provides a wider range of culture, art, amenities, shops, and recreation.

There is a railway station at Ayr providing rail links to Glasgow and Stranraer and the surrounding areas.

The closest airport is Prestwick Airport (15 miles), which offers a wide range of flights to domestic and international destinations. Alternatively, there are also regular domestic and international flights from Glasgow Airport (48 miles) and Edinburgh Airport (82 miles).

The area is renowned for the high quality livestock it produces and, as a result, there are a number of livestock markets serving the area including Craig Wilson at Ayr and Lawrie & Symington at Lanark, as well as a number of agricultural machinery dealers and veterinary practices.
