Old West Farm is an appealing traditional Yorkshire farmhouse built of clamp bricks under a steeply pitched clay pantile roof, largely dating from the 1870s with the original part believed to date back to the late 1700s. Fully restored and extended over the years, an extension to one side sympathetically matches the architecture of the old.
Considerable time and estate management has been spent on the gardens and grounds of Old West Farm resulting in a countryside haven with formal lawns, orchard, parkland fields and a kidney-shaped lake stocked with brown trout and perch. With the Yorkshire Wolds as a backdrop, a more perfect rural setting is hard to imagine. The whole comes withjsut over four acres.
This period farmhouse has well designed, versatile accommodation of nearly 2500 sq ft and enjoys a wonderful private setting down a rural no-though lane. Its orientation is south and the principal rooms overlooking the superb gardens, grounds and land.
The period features include exposed beams, fireplaces and some wonderful rustic lintels. There are three wood-burning stoves in the dining room, snug and sitting room. The home office has oak flooring, and faces the morning sun; there is fast broadband to the property.
This is a versatile property with a secondary staircase creating an eastern wing within the house.
There are four good sized bedrooms and three generous bathrooms.
Outside - The manicured formal gardens extend to some half an acre and sit directly in front of the house. There is paved and gravel terracing, sculpted and trained box hedging, herbaceous borders, pathways and sweeping lawns. All is framed with a variety of mature trees beyond which lies nearly four acres of parkland pastures, woodland and a picturesque lake with roofed jetty, stocked with common carp. There is also a kitchen garden with raised beds and a greenhouse.
Outbuildings include a double car port, tractor shed and loose box. A substantial portal framed general purpose agricultural building of 3200 sq ft (24.5m x 12m) has block work walling up to two metres, plastic coated profiled steel cladding to upper walls, and sits on a concrete base with hardstanding in front of it. This was erected in 2005.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
