A substantial and beautifully presented and maintained detached house within grounds of 0.7 acres. Enjoying a peaceful location in the rural hamlet of Moneydie yet with easy access back to the A9 and Perth city

Newhouse was traditionally constructed in 1998 to include many features you would expect to find in a period house, making it blend well with the other properties in Moneydie. Real attention to detail is evident in the large public rooms and bedrooms, high ceilings, fireplaces, cornicing, and the pitch pine staircase with mid landing and feature window. In addition to the good balance of living accommodation, there is a large utility room with a separate laundry room and pantry. Externally there is a game larder/kennel, a double garage with cart arch openings and a hayloft, all reminiscent of older properties.

Accommodation
The front entrance is in the feature turret which then opens to a spacious reception hall with ample storage behind the double timber sliding doors. To the left, two glazed doors open to the first public room which is flooded with light from the large bay windows overlooking the front, and a glazed door opening to a seating patio in the side garden. There is ornate cornicing, ceiling rose and a fireplace housing a log burning stove.

Next is the dining area with storage cupboards and ample room for a large dining table and chairs. It is in open plan with the kitchen, divided by a peninsular unit housing a good-sized induction hob. The two-oven Aga with twin hotplates has been converted to run by electricity, but no warranty is being offered with the Aga. It is supplemented by a separate electric oven and there is Belfast-style sink and a dishwasher. The base and wall units match the dining area and have wood block worktops. Both the dining area and the kitchen have a tiled floor.

Double glazed doors from both the dining area and from the kitchen open through to the more recently added garden room which has windows on three sides together with roof windows and a central lantern window. A feature brick wall and a tiled hearth accommodates a further wood burning stove. A sliding door opens out to the seating patio.

Off the kitchen is a particularly large utility room with a Belfast-styled sink. From here there is access to a laundry room and a pantry.

Completing the ground floor accommodation is a shower room, a well fitted study, and a large family room with an ornate fireplace and open fire which could also be used as a fifth bedroom.

The pitch pine staircase has a large storage area below. At the mid-landing is a large arched window which floods the area with natural light.

The upper floor has four generously sized bedrooms. The master room has an en suite bathroom and a well fitted dressing room with a roof light above. Bedroom two has an en suite shower room formed within the structure of the turret. Bedroom three has a wooden floor and a vaulted ceiling with exposed beams; and bedroom four is currently used as a large dressing room.

The family bathroom has white tiling to the walls, white units, a bath with handheld shower attachment and a corner shower.

Clawback Provision
The title to the garden ground marked blue on the sale plan contains a clawback provision whereby if there is any development on this area, beyond the development of one each of a garage, garden shed, greenhouse or gazebo, 50% of the increase in value of the land due to the development is payable to the former proprietors, Zurich Assurance Ltd. Further details are available on request.

Broadband availability and predicted speed: obtained from Ofcom on September 8, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on September 8, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 1, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
