Lease Information - When applying for the property, the intending new Tenant should sign the Heads of Terms Agreement provided by the Landlord and a deposit of 1/3rd of the monthly rent paid before any further legal details are drawn up. Terms - 6 year minimum lease at £14,000 per annum, payable monthly in advance.

Building Changes Or Alterations - This is a Grade 2 Listed building and as such any alterations to the existing property (both internal and external) requires local authority planning approval as well as Landlord approval. Fire Alarm - Fitted by HS Security covering the entire building and paid for by the Landlord unless the tenant is responsible for a call out charge caused by themselves.
Local Authority Costs - Any Local Authority Fees are the responsibility of the tenant.
Rates - Tenant responsible for Business and Water rates. Any additional information available from Harrogate Borough Council.
Utility Bills - Tenants to pay their own Utility Bills.
Building Insurance - Tenant to pay an apportioned cost of the total building insurance by agreement with the Landlord.
Tenant is responsible for place glass insurance, own stock insurance and any Landlord Fixtures and Fittings.
