The small village of Wadenhoe is principally comprised of limestone houses forming part of a settlement set above the River Nene amongst gently rolling countryside. A number of the buildings within the village are listed as being of special architectural and historic interest. The King’s Head sits in an elevated position above the River Nene, with grassy paddock stretching down to the banks. There are a number of footpaths and bridleways leading from the village to the neighbouring countryside, two in particular, the Nene Way and Lyveden Way passing very close the property, making this an ideal location to attract the interest of passing walkers.
The renowned town of Oundle lies some 4 miles to the north providing a range of traditional shops and businesses which are principally set around the Georgian market place. There is excellent schooling in the area, most prominently in Oundle.
The Property
The King’s Head is nestled down a quiet country lane in the unspoilt village of Wadenhoe. The property represents an excellent opportunity for an experienced publican to establish a new business venture in what has been a very well thought of public house.
Internally, there is an intimate bar area with an open fireplace, a second bar area, a small dining room, a kitchen and a utility area. A lower room has been used as a restaurant, but it could be converted back into two double guest bedrooms.
In the summer, a terrace overlooking the River Nene creates further seating with a grassy riverside paddock below. Fees can be charged for short-term mooring. The Environment Agency provides a water point for boaters.
