Terms

Units A2/A3 are available together for £3,450 per month plus VAT. The units may also be available individually, for £1,725 pcm plus VAT.
VAT is applicable on the monthly licence fee at the statutory rate.
Deposit
A repairs deposit equivalent to two month's licence fee is to be paid prior to occupation of the unit.
Condition / Dilapidations
As per the standard terms of the licence, the current tenants are required to reinstate the unit to its original condition - namely, an open plan warehouse / storage unit. However, the unit can be provided in the current layout, subject to the ingoing tenant taking full responsibility for the repairing / reinstatement obligations. Inclusive Internet Connectivity
Up to 200gb of data (superfast fibre internet connection) is included within the monthly licence fee.
Utilities
Electricity & gas are supplied and metered by the Landlords and is charged on a monthly basis by Direct Debit.
Business Rates
Licensees are responsible for their individual Business Rates. We have been informed that the units are currently individually assessed, with rateable value for A2 of £14,500, and for A3 of £14,500.
For rateable values between £12,000-£15,000, concessionary rates relief may be available, subject to eligibility. Interested parties are advised to make their own enquiries with the local rating authority to confirm their liabilities in this direction.
Energy Performance Certificate (EPC)
We have been advised that unit A2 falls within class D (77) of the energy performance assessment scale, and unit A3 within class C (64). Full copies of the EPC assessments and recommendation reports are available from our office upon request.
