PLANNING AND PLANS
Planning consent was granted on appeal on 15th March 2024 under application number APP/W2845/W/23.3323851. This appeal was in reference to application number WNS/2022/1525/FULL dated 25th July 2023. A copy of the decision is available for inspection together with the list of planning conditions. The plans within these particulars are based on Ordnance Survey data and provided for reference only. They are believed to be correct, but accuracy is not guaranteed. The purchasers will have been deemed to have full knowledge of all boundaries and extent of ownership which are marked on site with pegs. Neither the vendor nor vendors’ agent will be responsible for defining the boundaries of ownership thereof. A Land Registry compliant plan will be made available for the sales of Plot 1 and Plot 2 during the conveyancing.
A new shared entrance to the site is proposed which will fall into the boundaries of Plot 2 but will allow access into Plot 1.

The purchaser shall be deemed to have notice of each condition and all the terms thereof and to bid on those terms whether they have inspected the sale and conditions or not.
FEES
The purchaser of the individual plots subject to a combined admin fee, holding deposit and buyers premium of £5,000 including VAT as per the auction listing. The holding deposit comprises £1,400 of this amount will be forwarded to the solicitors upon exchange of contracts.

Services: Water and electricity are believed to be available at roadside. Drainage will be via a private system.
