Description
Over Pilmore is an impressive mid-20th century country house which was designed and built for the author Rosamund Pilcher and her family. The property has been beautifully maintained over the years and has only ever had two owners.
The house is built over three storeys. Smart Georgian characteristics complement its own very distinctive and homely style. Garden
Electric gates open to the private driveway. An attractive fenced orchard lies on one side of the driveway and on the other is parking beside the front door of the house. The driveway continues around to the back of the house where there is extensive garaging and a courtyard. Meanwhile an expanse of neatly mown lawn stretches out on the south side of the house. Terraces outside the dining room and the kitchen are ideal for sitting out in good weather. The tennis court and a 3m x 6m swimming pool come into their own in the summer when the garden, with its summer house, is a wonderful place for entertaining.
Paddock
A paddock of about 1 acre is on the east side of the property and ideal for buyers with dogs and hobby livestock or for other projects such as growing fruit and vegetables, planting an orchard or creating a wildflower meadow. Over Pilmore retains ownership of a path which runs behind two new houses just to the south east of Over Pilmore. It connects the grounds of Over Pilmore to walks in open countryside

Location
Over Pilmore is set in 3.27 acres of mature grounds between Dundee and Longforgan, surrounded by fertile farmland in the Carse of Gowrie. The property is on a country lane just 9 and 20 miles from Dundee and Perth respectively. From its upper floors, the house has views to the Firth of Tay.
Longforgan is a pretty village with a Post Office, local shop and primary school. As well as a good choice of high street shops, restaurants and professional services, Dundee has some fabulous cultural venues including the Contemporary Arts Centre and the V&A Museum. Ninewells Hospital, the Technology Park, the universities, Botanic Gardens, and airport are all on the near side of the city. The High School of Dundee, St Leonards, Craigclowan, Kilgraston, Glenalmond and Strathallan are all private schools within 30 miles of Over Pilmore. Dundee has an airport with services to London and Belfast while Edinburgh Airport is 54 miles to the south.
Away from the city, there is a huge choice of outdoor pursuits including sailing and fishing on the Tay, walking in the Sidlaw Hills and exploring the coastline of the East Neuk of Fife. Championship golf courses at St Andrews, Carnoustie, Blairgowrie and Gleneagles are within 32 miles. The more dramatic hills of Perthshire and the Angus Glens are just to the north and the Glenshee Ski Centre is 33 miles away.

Directions
From Perth take the A90 dual carriageway to Dundee and at the first roundabout (known as the Swallow Roundabout) go all the way around the roundabout and exit back onto the dual carriageway heading back towards Perth. After 1.2 miles turn left onto a country lane at two low white posts on the roadside where there is also a signpost to Pilmore. If this turning is missed, come off the dual carriageway at Longforgan and re-trace the route via the Swallow Roundabout. The entrance gates to Over Pilmore are 200m along this country lane on the left.
