A wider range of amenities, including shops and schools, is available in Selkirk and there are large supermarkets in both Galashiels and Hawick. The Borders Railway has a regular train service to Edinburgh.

DESCRIPTION
Outer Huntly Cottage is a traditional detached farm cottage that has undergone an extensive refurbishment programme over the last six years.
The modernisation has included the installation of uPVC windows throughout as well as a new kitchen and bathroom. The roof was also overhauled. There is a super wood burning stove in the sitting room that emanates heat throughout the main part of the house. A new central heating boiler was installed in October 2023 and is housed is the lean to store on the south east gable.

The addition of a spacious conservatory to the front of the house provides a very adaptable living area. The conservatory makes the most of the outstanding far reaching views over the surrounding countryside.

ACCOMMODATION

bathroom.

GARDEN AND GROUNDS
Outer Huntly Cottage sits within its own garden grounds. The garden has been landscaped to provide a pretty shrubbery at the front of the house and there is gravel, off road parking to the rear.

Outbuildings include a lean to workshop and a timber single garage.

Set within the shelter of the woodland is
a useful timber block that currently comprises two
excellent loose boxes and dog kennels.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
