Description - Cherry Tree Glamping offers a unique opportunity to run your own glamping business in the heart of the Cotswolds. Set in a level plot of 5.61acres, the area is divided into three main sections, one with 25 tent pitches, the middle plot with 4 lodges and a separate enclosed area with its own access, vegetable garden, work store and wash rooms.

The land has been in the ownership of the same family for over 30 years. Initially run as a camp site, the business has more recently diversified into glamping with the building of 4 lodges. Butterfly Lodge sleeps 4, Squirrel and Bumblebee Lodges sleep 2 and Bluebell Lodge sleeps 6. All of the lodges have an open-plan sitting/dining/kitchen area with wood burning stove, a bathroom, verandah, hot tub and enclosed garden. Plumbing and electric is in place for a further 2 lodges, a shepherds hut and 4 bell tents.

A separate paddock is set up for camping with 19 electric hook-up points and room for 25 tents. There is a timber shower and WC block plus a communal washing-up area. There is also a timber information shed.

At the hub of the site is a cafe/restaurant (currently closed) with 20 covers and a well-equipped commercial kitchen, it has a lovely rustic feel and was a popular Sunday lunch destination, not only with visiting campers but also with walkers.

A separate enclosed plot of land is located adjacent to the café. Currently used as the maintenance area for the business, there is a large kitchen garden, workshop, wash room, wood store and staff caravan. The plot has its own gated access to the main road (shared with the neighbouring property).

Alongside the glamping business, the site is also hired out for private parties/weddings/birthdays etc and is an ideal location for a marquee.

A pretty area of woodland runs the length of the site with lovely views to the neighbouring village of Sheepscombe.

Location - The location of Cherry Tree Glamping is idyllic. In the heart of the Cotswolds and surrounded by glorious countryside, the site is ideally located for walking the Cotswold Way or visiting one of the neighbouring villages. Stroud is the nearest town and well-known as a Bohemian artistic hub. With three major supermarkets, an award winning Saturday Farmers Market and numerous sporting and leisure facilities, the town also has a good choice of independent coffee shops and restaurants. Cheltenham is also within a 15 minute drive of Cherry Tree and offers excellent shopping and theatre and is also well-known for its annual music and literature festivals, as well as its National Hunt racecourse. The villages of Painswick and Sheepscombe are both within walking distance, both with popular pubs and Painswick with a boutique hotel for fine dining and a good selection of local retailers and independent coffee shops.

Cherry Tree is well placed for transport links with mainline trains into London Paddington from nearby Stroud Station (circa 90 minutes). Both the M5 and M4 motorways are also easily accessible.

Directions - From our Painswick office, head into the heart of the village along St Marys Street and take the first right into Tibbiwell Lane, adjacent to the ARC. Follow the lane down the hill and up the other side into Greenhouse Lane. At the top of Greenhouse Lane, turn left and continue the short distance up the hill to the B4070. Turn left onto the B4070 and after circa one mile, the entrance to Cherry Tree Glamping will be found on your left hand side.

Agent's Note - Turnover figures are available on application.
Planning is approved for two further glamping lodges (18/0213/FUL) and a shepherd's hut (20/1027/FUL).

Painswick, arguably one of the prettiest villages in the Cotswolds, is situated between Cheltenham and Stroud. It contains an exceptional number of fine old buildings dating from the 17th and 18th centuries with a particularly special Grade 1 listed church as its centrepiece. From the village there are commanding views in every direction across a verdant landscape comprising unspoilt valleys, interspersed by a series of little country lanes. The village, which has good local amenities, is popular with all ages but particularly amongst the retired. Painswick is ideally located for Cheltenham and Gloucester and within two hours of London by road, being very accessible to the A417 which links the M4 (Junction 15 with Junction 11a of the M5 motorway). Cheltenham has a main line station (Birmingham New Street from 45 minutes) and this famous Regency Spa town is also famous for its racing, literature, music and science festivals as well as its excellent schools, shopping, restaurants and theatre. The Painswick Office serves the village and a large area from across to the River Severn, round the southern edge of Gloucester and Cheltenham to the villages to the north of Cirencester. It is consequently responsible for selling properties in some of the most sought after locations in the whole region while working closely with its sister offices at Stroud and at Minchinhampton and The Mayfair Office in central London.
