BEFORE YOU MOVE IN: - Set-up Fees (Tenant’s Share): £25.00_ (inc. VAT) per tenancy. Referencing for up to two tenants (ID checks, Right-to-Rent check, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the signing of the tenancy agreement. Additional Tenant Referencing Fees: £125.00 (inc. VAT) per tenant. As Set-up Fees above for additional tenants Guarantor Fees: £50.00 (inc. VAT) per guarantor. Covering credit referencing and preparing a Deed of Guarantee (or as part of the Tenancy Agreement). Permitted Occupier Fees: £_25.00 (inc. VAT) per permitted occupier. Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord. Inventory Fees: See attached Schedule. Dependant on the number of bedrooms and/or size of the property and    any outbuildings. Accompanied Check-in Fees: £45.00 (inc. VAT) per tenancy. Attending the property to welcome the tenant(s), confirm the Inventory and Schedule of Condition, explain the operation of appliances, highlight the location of utility meters, stop-cocks etc. and test that all smoke alarms and carbon monoxide detectors are present and in working order. This is subject to an approved Inventory as above. Pet Deposit: Additional Security Deposit of _0__ weeks' rent To cover the added risk of property damage. This will be protected with your security deposit in government- authorised scheme and may be returned at the end of the tenancy. DURING YOUR TENANCY Renewal Fees (Tenant’s Share): £125.00__ (inc. ENDING YOUR TENANCY Check out Fee (Tenant’s Share): £45___ (inc. VAT) per tenancy. Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit. Early Termination: £125.00___ (inc. VAT) per tenancy plus all rent due under the tenancy until the start date of the replacement tenancy. Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property. These costs will be no more than the maximum amount of rent outstanding on the tenancy. Future Landlord Reference Fee: £25.00 (inc. VAT) per request. The law allows us to recover our reasonable costs from you. The costs you will have to pay are as follows. 1 If we send you a Section 8 Housing Act 1988 notice because you have broken this agreement, you must pay our reasonable costs of £35 including VAT. We will not charge you for any covering letter. 2 If your Bank returns a cheque, standing order or direct debit unpaid, you must pay our reasonable costs of £20 inc VAT. 3, if you do not respond to the letters about arrears, and as a result our agent has to visit you at home, you will pay our reasonable costs of £50 including VAT. You can avoid this by keeping in contact. 4, if we have a genuine reason to believe that you have abandoned the property and we have to visit the property and speak to neighbours and authorities, you agree to pay our reasonable costs of no more than £50 including VAT. You can avoid this by keeping in contact. 5, Damage to the property caused by tenant neglect or neglect of persons invited to the property by the tenant you agree to pay the bill from the workman plus up to £50 admin costs for our time in arranging these matters. 6, Failure to keep appointments such as Gas Safety Inspections, Periodic Inspections which had previously agreed, unless cancelled no later than 12 hours beforehand you agree to pay an admin charge of up to £50. 7, if you leave without giving notice you must pay rent for the period you should have given notice. This will be claimed against your deposit where possible. We will claim all of the above from your deposit or via the small claims court.
