At 1,641.67 acres, Manor, Westfield and Latton Farms is the largest agricultural Lot on the estate, with the farmland lying to the east of the A419 and surrounding Down Ampney to the north and west. Furthermore, the deposit identified to the north of Down Ampney is included in the Gloucestershire County Minerals Core Strategy as a preferred area. In 2021, consent was granted for change of use to an agricultural machinery showroom (Ref: PL/2021/08455). This consent has not been implemented.
The Yard benefits from extensive road frontage to the Cirencester Road and is in close proximity to the junction off the A419 Swindon to Cirencester dual carriageway, making it a ready opportunity for various commercial uses, subject to planning.

Silt Lagoon: To the south of the Creamery are the former silt ponds, an area of gravel and Nissen hut, let on a Business Tenancy to a local off road driving experience company, which extend to approximately 25 acres.
