Description

Perched majestically on the cliffs overlooking Mawgan Porth, Westward offers an unparalleled opportunity to own a property in one of Trenance's most secluded and coveted locations. With breathtaking views of the coastline, beach and sea, this historic property provides a wonderful chance to experience the beauty of the ocean from the privacy of its elevated, tree-lined plot.

True to its name, Westward boasts stunning views that stretch across the evergreen trees to the south and southwest, capturing the vast sandy beach, sparkling sea, and distant coastline. Positioned perfectly to soak up the afternoon and evening sunshine, the property offers spectacular sunsets just a few degrees off due south.

Built in 1917, Westward was the first house on the Trenance side of Mawgan Porth. With about 3000 square feet of sensitively and carefully refurbished space, the accommodation includes spacious features such as a large open-plan kitchen/dining area with an oil-fired Aga and oak, full height and vaulted ceiling. The immediate feeling of space is enhanced with the room incorporating a glazed area which maximises the views and provides access to the terrace, decking and gardens. A large chimney breast flanked by walkway separate the kitchen/dining area from a cosy sitting room.
Boasting five generous double bedrooms, three with en-suite bathrooms and the principal bedroom with a dressing room/nursery bedroom, Westward also offers a family bathroom and a utility room.

Accessed via a private, tree-lined driveway, Westward sits at the rear of its substantial plot. Unique to the Trenance hillside, the property features a flat plateau garden with expansive, level lawns and sheltering evergreen trees, providing both privacy and tranquillity. With a double garage to one side and a spacious terrace and decking to the front, accessed from the kitchen/dining area, Westward offers easy access to the coastal path, allowing residents to join the South West Coast Path or stroll down to the beach.

Westward is a glorious property in an enchanting location, offering unparalleled privacy, seclusion, and stunning sea views.

Location

On the Atlantic coast between Padstow and Newquay, the village of Mawgan Porth is set around a stunning sandy beach at the seaward end of the Vale of Lanherne. Very popular with surfers, the wide expanse of sand and access to the coast path makes it perfect for families and coast walkers too. Overlooking the beach are Bedruthan Steps Hotel and the award-winning Scarlet Hotel & Spa.

In the village there is a cafe, surf shop, convenience store, an inn and a farm shop. A short distance to the south is Watergate Bay, with a two-mile stretch of sandy beach that offers excellent facilities including the Extreme Sports Academy. To the north are the superb beaches of Porthcothan, Treyarnon, Constantine and Harlyn. Within easy reach is the championship Trevose golf course.

Connections are excellent, with Cornwall Airport just minutes away providing regular flights to London and other UK and European destinations. Trenance is on the northern edge of Mawgan Porth, on the way to Padstow.

Broadband availability and predicted speed: obtained from Ofcom on April 20, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 20, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 2, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
