A space saving ladder staircase provides access to a mezzanine area. With a low ceiling this is a useful storage area, but can be used as an occasionally bedroom or reading nook - children would love it as an den!
There is a modernised family bathroom on this floor with a P shaped bath with shower over, a close coupled toilet and an attractive counter-top sink.
The kitchen to the rear of the house has a range of cream shaker style cabinets with an inset double oven with a gas hob above and an under counter fridge. A door from the kitchen leads out to the low maintenance rear garden. Being west facing this becomes a suntrap in the afternoon. It is fully fenced so 'dog friendly'.
There are a number of outbuildings and stores with the property. The first is next to the kitchen and is plumbed for use as a utility room. From the rear garden steps lead down to a rear access path which runs behind the terrace. Below the rear terrace there are two storage rooms, ideal for wetsuit storage, bikes etc. There is a right of way for the owner of this house to walk the length of this path behind the other properties for access.
The lawned garden to the front offers nice views and is a great place to sit in the sun and watch the world go by. A path leads down to the road below where there is almost always parking in a layby in front of the terrace.
This house is deceptive, having been extended it is larger than it may look. The home is very well presented and should certainly be seen to be appreciated.

SURROUNDING AREA
Tresillian is a conveniently located waterside village just a short distance from the cathedral city of Truro. The village offers a convenience store, petrol station, bakery, nursery school, is on a regular bus route and is within 2 miles of Waitrose. The historic Wheel Inn pub (pictured) is just across the road and set on the banks of the river.

There is a stunning tranquil nearby walk through the surrounding scenery along the Tresillian River (which is within an Area Of Outstanding Natural Beauty) to St. Clements and onto Malpas village. Waiting at the end of the 2.5mile walk is The Heron Inn, a fantastic gastropub that overlooks the confluence of the Truro and Tresillian River.

The cathedral city of Truro is within approximately 2.5 miles, being the main commercial, administrative, legal and retail centre of Cornwall together with a selection of schooling for all ages including a number of highly regarded private schools. There is a main line rail link to London Paddington and an airport at Newquay which provides flights to London Gatwick and Heathrow. A short distance to the south lies some of the most attractive and unspoilt Cornish coastline with its fine beaches, coves and traditional fishing villages. To the north there are a number of larger beaches in addition to the rugged coastline famous for its surfing and coastal walks. There are numerous golf courses in the area including a parkland course at Truro and links at Perranporth.

DIRECTIONS
From Truro, follow the A390 NE out of the city for approximately 2 miles to Tresillian. Continue into the village for approx. a half mile and look for this stunning property with our for-sale board in front on your left.
