The House
Ground Floor
The part glazed front door is in the centre of the property and opens in to a small lobby with the stairs to the first floor directly ahead and a reception room to both the left and right.
The reception room on the right has a window overlooking the front garden, wooden floors and a fireplace with a recessed wood burner on a slate hearth. The reception room on the left is used as a dining room, has a window overlooking the front garden, wooden floors, a beamed ceiling and a large granite fireplace (capped). There are steps down from the dining room in to the galley kitchen which has an attractive tiled floor, a beamed ceiling, handmade wooden painted cupboards with laminate work surfaces, a porcelain sink, an integrated dish washer, free standing cooker and space for a large fridge freezer. Also in the kitchen is a large corner cupboard containing the central heating boiler. A door from the kitchen opens in to the boot/utility room where there is space and plumbing for a washing machine along with a door to the exterior.

First Floor
The wooden staircase ascends to the first floor landing where there are three bedrooms, two bathrooms, separate WC and the main reception room.
From the landing on the right four steps ascend to a good sized double bedroom with a partially vaulted ceiling and views out over the front garden and the hills beyond. Opposite are four further steps ascending to an L shaped bedroom, currently configured as a twin, again overlooking the front garden and the hills beyond. The third bedroom is directly off the landing, has a partially vaulted ceiling and views out over the bay to the headland beyond. There are two bathrooms off the landing, one has a slipper bath with a hand held shower, a vanity unit with a marble top and WC, the other a shower and opposite there is a separate WC with basin. At the end of the landing is the main reception room. This is large dual aspect room with three large windows offering fabulous views over the bay, beach and headland beyond. On the far wall is a door giving access to the steps leading up to the upper garden.

GARDENS & THE EXTERIOR
Pretoria is built on the hillside overlooking Coverack Bay and sits at ninety degrees to the footpath with gardens to the front and elevated gardens to the rear.

Front garden
A large thick hedge borders the footpath and obscures the garden from the view of passing walkers. A gate opens from the footpath on to a slate paved pathway leading up to the front door.
The garden has been terraced and there are three distinct levels from each are great views out over the bay to the headland beyond. On the first tier is a large paved entertaining patio whilst the other two are laid to lawn. The garden is bordered by large bushes and mature planting making it very private.
There are steep steps at the rear of the garden leading up to a shed and access to the upper garden.

Upper Garden
This can be accessed from either the front garden or via a door and steps up from the main reception room. Bordered on all three sides by mature trees and shrubs the split level lawn sits above the house and offers great views of the bay and headland beyond.

Outbuilding
There is a storage shed between the top of the front and the upper gardens.

Location

Situated on a hillside in the sort after fishing village of Coverack Pretoria has panoramic views out across Coverack bay.
The Lizard is renowned for its beauty and spectacular landscapes, with much of the area designated an Area of Outstanding Natural Beauty. The countryside and coastline are famed for their varied animal and plant-life, geology and history, while the climate on the Lizard is often milder than the rest of the country. Once the haunt of smugglers and wreckers, Coverack is a beautiful example of a traditional Cornish fishing village, where the houses hug the curve of the bay. A thriving village, it has a well-regarded primary school, shop, church, pub, restaurants and cafes. There are two beaches in the village, Mill Beach in the bay and Porthbeer Cove to the west, overlooked by Chynalls Point, an iron age fort, on the South West Coast Path which passes through the village. Coverack is recognised as a water sports destination, with excellent facilities for windsurfing, diving and paddle boarding, as well as pleasure fishing. Sailing and mooring facilities are available on the Helford river and there is a challenging links golf course at Mullion.
Locally, the village of St Keverne provides a post office, two pubs, butchers, local shop, church and a nationally recognised ice-cream parlour at Roskilly’s, where there is also a craft centre, restaurant, gallery and animal area. The market town of Helston has a wide range of shopping and schooling facilities, whilst the cathedral city of Truro, approximately 25 miles away, is the municipal centre of the county. Travel links to the area are good, with Coverack being served by wide roads and the A30 providing dual carriageway access through Cornwall from the M5 at Exeter. There are mainline railway stations at Redruth and Truro and Cornwall Airport Newquay, is an hour away.

There are good primary schools on the Lizard Peninsula in Manaccan, St Keverne & Garras. For secondary schooling Mullion or Helston and for further education in Helston is the Helston Community College or the Truro and West Penwith College in Penzance.

Directions

From the B3292 take the turn to Coverack and follow the road down the hill, pass the beach on the left and as the road bends round to the left in to the main village where it is best to park as there is no parking at the property. Chymbloth Way is a footpath on the right just after the two pink and blue thatched cottages on the right on the bend. Walk up past Sandpipers on the left. Pretoria is the second property on the righthand side of the footpath.
